I can’t beleive this is happening again!

Not only did they steal graphics and code off this website but another of mine as well!

That’s right folks, the same person that stole copyrighted material off this website has taken it upon himself to steal the same code off another of my websites. It is hard to belive that a real estate broker here in Birmingham and a professional web design company would have to stoop so low as to steal copyrighted material from another RealtorĀ® here in Birmingham, Alabama.

Not only was this broker supplied an option to pay a license fee, he was dealt with reasonably, and as fair as possible considering my frustration of having my copyright violated.

Unbelievable.

So you have decided it is time to sell your home. What now? As a professional RealorĀ® in Alabama I can give you plenty of suggestions of where to begin, but I am going to focus on the little things that make a big difference.

One thing to keep in mind is how you react to situations when you are shopping for an item of value. Since the purchase of real estate is often the largest investment most people make, it is realistic to expect scrutiny when you are selling your home. I recommend doing the little things that help make a good impression on a potential buyer.

  1. Mow the grass
  2. Take out the garbage
  3. Clean the bathrooms
  4. Vacuum the floors
  5. Clean up the kid / dog toys

Those little things can help you attract a buyer that is willing to pay what you are asking for your home.

Small Repairs Cost Big Money

Another potential problem area that you should address before placing your home for sale is to make any small cosmetic or minor repairs to siding, plumbing, electrical, or appliances that need some attention. Repairing these small items before litsing your home can be seen as an investment. With the home in tip top condition, you are likely to attract a higher offer from buyers than if your home needs these repairs. In other words, not having the repairs done before placing the home on the market can cost you big money once the home is listed for sale.

Let’s look a little more closely at this:

Scenario 1:

Let’s say you take a weekend, hire some help if needed, and repair a drippy faucet, shower head, and repair a piece of siding that has come loose. Worst case scenario, you make a small INVESTMENT into your property.

Scenario 2:

You’ve listed your property with the home needing some cosmetic and minor repairs. After negotiating a price somewhat less than you hoped, a home inspection reveals some repairs which need attention. You don’t want to take away any more of your profits, but to keep the house on the market any longer is going to cost you more in the long run. Now, your minor repair bills become a liability and cost you money.

Turn Your Repairs into Selling Features!

When you have repairs performed before listings, they are investments in your property. Odds are you will make money off the repairs by being able to sell your home at a higher price!

Another scenario:

Your washing machine is leaking. You want to sell your home. Do you wait and hope the home inspector or buyer misses the leak?

NO! Replace the dishwasher. Market the home to potential buyers by highlighting the new dishwasher! You’ll turn that repair money into a profit!

Do small repairs before listing home for sale:

The bottom line is that as a seller you need to remeber that small home repairs before placing a home on the market is an INVESTMENT into your home. Once on the market, those same small repairs can cost you big money.

Home Inspection Reports

Sometimes your home inspection report is the least of your concerns when investing in real estate in Birmingham, Alabama. Having the repairs or problems corrected by the seller sometimes is your biggest hassel.

Depending on the negotiated sales price, you can have a seller that will readily make repairs and concessions or vice versa. Regardless of your situation, remember that most sales contracts, or at least ours, require title to be passed on a home in good working condition. What does that mean to you the buyer? Well, it means that things like doors should open and close and the plumbing should be in good working order without leaks or drips.

Experience has shown that a home sold to a buyer at a price the seller thought “good”, usually brings out a willingness to make these repairs. Experience has also shown, by the time they make these repairs, their gross profit price usually ends up closer to what it would be at the fair market value. Funny how that works?

What does this mean to a seller. Simple, make minor repairs before listing! In all likelyhood you will end up making a money on the repairs and increasing your profits. Otherwise, these repairs will jeopardize your sales contract closing and in the long run cost you money not only in repairs, but in the cost of marketing your home.

Birmingham Parade of Homes 2006

The 2006 Birmingham Parade of Homes is in full swing and entering the final stretch. Builders have placed thier prized homes on display for the public! Most often these homes contain all the bells and whistles offered as amenities by the builder. The amenities include granite countertops, tile and wood flooring, pass through fireplaces and much more.
I think the pass through fireplace is one of my personal favorites this year. The Authentic Building Company is the first builder in town that I have noticed building in this neat amenity. Maybe I should be more precise, the Authentic Building Company is the first builder that I have seen incorporating this great feature into homes in the upper $200K range! How awesome is it to have a warm fire in the hearth on a brisk morning while sitting on your back patio enjoying a breathtaking view or natural surroundings? I would say VERY AWESOME!
You can find these homes located in the Ledges and Riverwoods. I would encourage any client of mine to take a look at these homes.

We must be doing something right.

It has recently been brought to our attention that some of the work that we custom created for our website has been stolen by one of our competitors and is being used on thier website.

It is a sad, funny problem we experience, unfortunately for us, too often.

It is sad because people will steal before simply doing the work themselves. Sad because the website company probably charged this broker for the work they never did. Sad because if the broker new that the theft occured, he is just as guilty.

It is funny, because as you know our map was created in shades of blue to fit the theme of our website, so our white / baby blue MLS map looks really funny on the black and gold website of our competitor.

But seriously, would you want a real estate agent representing you that steals?

Birmingham Condos for Sale!

Over the weekend, I had the opportunity to view a condo for sale in Hoover, Alabama. Located at Sterling Oaks, the condo was listed as a 3 bedroom / 2 Bath unit. I must say that entering the location brought flashbacks of the appartment complex I called home when I first moved to Birmingham.

Upon entering the condo, I must say I was quite impressed. Wood floors, granite counter tops, and crown molding along with other upgrades really distinguished this listing from comparables in the area. Being just two years old didn’t hurt either.

The bedrooms on the unit were nice sized. The master bedroom offered plenty of privacy from the rest of the home and a separate master bath.

Priced affordably, Sterling Oak condos in Hoover, Alabama offer residents comfortable spaces with quiet surroundings.
